Homes at the edge of the orchards and the river
Water Damage Restoration in Sahuarita Farms, Sahuarita
Sahuarita Farms is the town's long-range plan for farmland along the Santa Cruz River, much of it still in pecan orchards. Homes near open ground, new grading and the river corridor face a different set of water problems from the middle of town: runoff, drainage and caliche as much as plumbing.

The plan
A long-range plan for farmland along the river
The Town of Sahuarita adopted the Sahuarita Farms Specific Plan in 2015 to guide how a large stretch of farmland along the Santa Cruz River, long used for pecan orchards, transitions to other uses over several decades. It includes a river master plan aimed at recreation, natural areas and flood control along the river corridor.
That means the area is changing gradually rather than all at once. Homes near the orchards and the river sit beside open land, fresh grading and new construction, and the plan area is large enough that some addresses use 85629 while others use 85614, the ZIP code shared by Sahuarita and Green Valley. The town's parcel records are the place to check which jurisdiction applies to a given lot.
Water from outside
Monsoon runoff, washes and low thresholds
During monsoon season, storms drop heavy rain on ground that's too hard and dry to absorb it quickly. Around open land and newly graded lots, that water moves fast across the surface and follows the ground toward washes, streets and sometimes the low side of a house.
- Doorways and sliders on the uphill side of a lot, where runoff reaches the threshold.
- Garage doors at the bottom of a sloped driveway.
- Weep screeds and wall bases where soil or landscaping has been built up against stucco.
- Flat roof sections whose scuppers can't keep up with a heavy cell.
Surface water from outside can carry soil and debris, so cleanup is more involved than a clean supply line leak. For flood-safety questions, contact local emergency services. For what happens after the water stops, see monsoon storm water damage.
Water from outside is handled differently. We'll explain how.

Caliche, grading and the slab
Much of the soil around Sahuarita includes caliche, a hard, cemented layer that water doesn't pass through easily. When runoff or irrigation water reaches caliche, it tends to move sideways along it rather than soaking in, which can bring moisture toward a foundation.
On new construction, grading is designed to carry water away from the house. Over time, landscaping, pavers or added soil can change that. It's worth checking that ground slopes away from the walls, that downspouts and scuppers discharge well clear of the foundation, and that drip irrigation isn't running against the slab.
Caliche also makes digging slower than people expect, which matters if a plumber ever needs to reach a line under or beside the slab. See slab leak water damage.
The first hour
If storm water gets inside
- If water is near outlets or panels, do not enter and call your utility and emergency services.
- Move what you can off the floor and away from the water's path.
- Photograph the water, where it entered, and the outside of the house.
- Don't wait for it to evaporate: water from outside carries soil and should be extracted and cleaned, not just dried.
- Call to arrange extraction and a drying plan.
If you intend to contact your insurer, photos and notes about how the water entered are generally useful. Only your insurer can say how your policy applies.
The work
Extraction, cleaning and drying after runoff
Runoff jobs start with extraction of standing water and removal of silt and debris. Carpet and pad that took on outside water are usually removed. Hard floors and the slab are cleaned. Baseboards come off, and the bottoms of affected walls are measured to see how far water wicked.
Then drying begins, with air movers and dehumidifiers set for the room and readings taken daily. The dry climate helps once the cleanup is done, and many rooms are back to normal readings within a few days. See water extraction and removal.
Grading and caliche affect where water goes after a storm.

What is Sahuarita Farms?
It's the town's long-range specific plan for farmland along the Santa Cruz River, much of it in pecan orchards, guiding how that land changes over several decades.
Why does storm water reach my door?
Heavy monsoon rain runs off hard, dry ground quickly. On sloped or newly graded lots it can reach the low side of a house.
Is runoff cleanup different from a pipe leak?
Yes. Water from outside carries soil and debris, so it's extracted and cleaned, and carpet and pad that took it on are usually removed.
What is caliche and why does it matter?
A hard, cemented soil layer common here. Water tends to move along it rather than soak in, and it makes digging slower.
How can I keep runoff away from the house?
Keep ground sloping away from the walls, discharge downspouts and scuppers well clear of the foundation, and keep drip irrigation off the slab.
Which ZIP code is Sahuarita Farms in?
The plan area is large. Some addresses use 85629 and some use 85614, which is shared by Sahuarita and Green Valley.
How long does drying take after runoff?
Commonly a few days once extraction and cleaning are done, confirmed with readings.
Can caliche make drainage problems worse?
Yes. The hard caliche layer slows water from soaking in, so runoff stays on the surface longer and collects against walls and slabs.
