A mountain community with a real winter
Mount Lemmon Water Damage Restoration, AZ
Mount Lemmon is the one place we serve where winter freeze is a genuine cause of water damage. Cabins near Summerhaven sit close to 8,000 feet in the Santa Catalina Mountains, and many are empty for weeks at a time. We connect owners with restoration crews who make the long drive up the mountain.

The community
A different climate from the valley floor
Mount Lemmon rises north of Tucson in the Santa Catalina Mountains, and the small community of Summerhaven sits near the top among pine forest. It's unincorporated, reached by the long, winding Catalina Highway. The 2003 Aspen Fire burned much of Summerhaven, and many of today's cabins were rebuilt in the years afterward, alongside older ones that survived.
The climate is nothing like Sahuarita's. Summers are cool, monsoon storms still hit hard, and winters bring snow and hard freezes. Many cabins are second homes, visited on weekends or in summer.
Freeze damage
Frozen lines and the leak you find at thaw
When water freezes inside a supply line, it expands and can split the pipe or a fitting. The damage often stays hidden until the line thaws and water starts running, sometimes days later. In an empty cabin, that water can run until someone arrives or the supply runs out.
- Lines in exterior walls, crawlspaces and unheated closets.
- Hose bibs and outdoor spigots.
- Water heaters and their connections if the cabin loses heat.
- Toilet tanks and traps in an unheated cabin.
- Washing machine and dishwasher lines holding water.
If you find a split line, shut off the main supply first, then call. See burst pipe water damage.
We'll talk you through shutting it off and getting it dried.

Before you leave
Winterizing a cabin that will sit empty
The most reliable protection is to shut off the main water and drain the lines before you leave for the season. Open the faucets at the lowest point, drain the water heater following the manufacturer's instructions, and flush toilets to empty the tanks. If you keep the heat on instead, set it at a steady low temperature and open cabinet doors under sinks on outside walls.
Ask a neighbor or caretaker to check the cabin after hard freezes and big storms. Our vacant and seasonal home guide covers the rest, including leak sensors and shutoff valves you can control remotely.
Draining lines is the simplest protection for an empty cabin.

Snowmelt and monsoon roof leaks
Pitched cabin roofs carry snow through the winter. As it melts, water can back up under shingles at the eaves when ice forms along the edge, and it finds its way into ceilings and exterior walls. In summer, monsoon storms bring heavy rain and wind to the mountain just as they do below.
A roofer repairs the roof. The restoration crew checks attic insulation, dries the ceiling and walls, and replaces what can't be saved. See roof leak water damage and ceiling water damage repair.
Roof leaks from melting snow soak ceilings and walls.

The drive, the road and honest timing
Mount Lemmon is a long drive from Sahuarita, through Tucson and up the mountain highway. In winter storms the road can be restricted or closed. We won't promise a time. We will start arranging a crew as soon as you call, talk you through the first steps, and let you know when the road and schedule allow a visit.
Drying at elevation also differs. Cold, damp air in winter holds moisture differently from the dry desert, so the crew may rely more on heat and dehumidifiers. See structural drying and dehumidification.
Under the cabin
Crawlspaces and hillside foundations
Many cabins on the mountain sit on sloped lots, with a crawlspace or raised floor on the downhill side. Supply lines that run through that space are among the first to freeze, and a leak there can soak insulation, framing and the underside of the floor without showing inside until a board cups or a smell appears.
The crew checks under the floor as well as the living space, removes saturated insulation, and dries the framing with readings to confirm it. Insulating exposed lines in the crawlspace before winter is one of the cheapest protections a cabin owner can add.

Talk to a Crew Who Goes Up the MountainMount Lemmon water damage questions
Why does freeze damage show up days later?
The split line stays plugged with ice until it thaws. Then water starts running from the crack.
How do I winterize my cabin?
Shut off the main, drain the lines from the lowest faucet, drain the water heater per its instructions and flush toilets. Or keep steady low heat on.
Is it enough to leave the heat on?
It helps, but a power outage or furnace failure can still let lines freeze. Shutting off and draining the water is more reliable.
Can someone check my cabin for me?
Yes. A neighbor or caretaker can call us if they find water, and we'll reach you for approval.
The road is closed. What happens?
We keep your job lined up and send a crew once the road is open.
Water came through the ceiling as the snow melted. Why?
Snowmelt can back up under shingles at the eaves when ice forms at the roof edge. A roofer repairs the roof; the crew dries the interior.
Is drying different up here?
Yes. Cold, damp winter air changes the equipment plan, so readings guide the drying.
Do you serve all of 85619?
Yes, that's the Mount Lemmon ZIP code in our service area.
Will I know the price first?
Yes. Upfront pricing before any work begins.
Should I insulate the lines under my cabin?
Yes. Insulating exposed supply lines in a crawlspace or raised floor is a simple step that lowers freeze risk.
