The community
Small, rural and close to the interstate
Rillito sits between Marana and Tucson along I-10, in Pima County. It's small and unincorporated, with a mix of site-built houses, manufactured homes and rural lots, surrounded by farmland and open desert near the Santa Cruz River corridor. Some properties are on community water and some on private wells, and many rely on septic systems.
From Sahuarita, Rillito is on the far side of Tucson. When you call, we'll match you with an available crew and be straight about what to expect.
Manufactured homes
Water under the floor you can't see
In a manufactured home, a leak at a supply line or drain often drops water under the floor rather than across it. It can collect in the underbelly wrap, soak insulation and soften the subfloor before any sign shows inside. Common signs are a soft spot near a bathroom or kitchen, a musty smell or a sagging section of belly wrap outside.
- Supply and drain connections under sinks, tubs and the water heater.
- Water heater closets, often next to an exterior wall.
- Rooftop or window evaporative coolers.
- Roof seams and flashing on older units.
The crew checks the subfloor and underbelly, removes saturated insulation and dries the structure. See moisture detection and inspection.
Water under the floor needs a look at the belly and subfloor.
Ask About Water Under a Manufactured Home
Monsoon on open land
Runoff across rural lots
On open land, monsoon runoff moves across the surface toward the lowest point, and caliche underneath keeps it from soaking in. Homes set close to grade, sheds and detached garages can take water at doors and wall bases. Dirt driveways and yards send silt along with it.
Water that crossed a yard or driveway on its way in is handled as dirty water. Soaked carpet, pad and insulation usually come out, and the framing is dried and checked with a meter. See monsoon and storm water damage.
A pressure tank or service line leak can soak a wall or floor.
Talk About a Leak at the Well LineWells and septic
When the water system itself is the source
Many Rillito lots have their own well. If the pressure tank, the line coming from the well or a fitting inside the house starts leaking, the pump keeps cycling to replace the water, and the leak keeps feeding until you cut the pump's power. That breaker is the first thing to find. System repairs belong to a well contractor or plumber; the restoration crew takes care of the wet framing, floors and belongings.
If a septic system backs up into the house, that water needs cleanup treated as contaminated. See sewage backup cleanup.
Being realistic
Distance, timing and what you can do first
We won't promise a timeline we can't keep. While you wait for a crew, shut off the water at the fixture, the main valve or the well pump. Move belongings off wet floors. Take photos. Open windows if the weather allows. Those steps limit how far the water spreads.
When the crew arrives, they confirm the source, measure how far the water traveled and explain what can be dried in place and what has to be removed. You get pricing before anything starts, and the decision is yours. If your well pump has been cycling on and off with no taps running, mention it; that's a common sign of a leak somewhere in the system.
Site-built homes and additions
Older roofs, coolers and room additions
Not every Rillito home is manufactured. Site-built houses here range in age, and many have been expanded over the years with a room addition, an enclosed patio turned into living space, or a flat-roofed section tied into an older pitched roof. Those joints are where monsoon water most often gets in.
Evaporative coolers are common too, on the roof or in a window. When a float valve sticks or a pan cracks, water runs into the wall or ceiling below. A roofer or cooler technician repairs the equipment, and the restoration crew dries and repairs the interior. See evaporative cooler leak damage and roof leak water damage.

Get Storm Runoff HandledRillito water damage questions
Do you really serve Rillito?
Yes. Rillito's ZIP code, 85654, is in our service area. It's further from Sahuarita than most, so we'll be clear about timing.
Can you work on manufactured homes?
Yes. The crew checks the subfloor and underbelly as well as the living space.
My home is on a well. How do I stop a leak?
Find the breaker that powers the pump and switch it off, then close the main valve if the house has one.
Do you repair the pressure tank or well line?
No. A well contractor or plumber repairs the system, and our crews dry and repair the house.
My septic backed up into the bathroom. What now?
Keep people and pets away from the area and call. That water is handled as contaminated.
Storm water came into the shed and garage. Is that worth a call?
If it reached walls or stored belongings, yes. Readings show what needs drying.
Why does the floor feel soft?
Often the subfloor has absorbed water from a leak underneath. It should be checked before it gets worse.
Will I know the price before work starts?
Yes, upfront pricing and your approval first.
Water comes in where my addition meets the old roof. Why?
The joint between two roof sections is a common weak point. A roofer fixes the joint; the crew dries the ceiling and walls.
My window cooler leaked into the wall. What now?
Turn the cooler off and close its water line, then call so the wall can be checked with a meter.
